Is this crack serious?

Some cracks are cosmetic and some point to a real problem. The width, the shape, and where it is all matter. I look and tell you straight whether it is urgent.

What causes a basement wall to bow?

Usually pressure from soil and water against the outside of the wall over time. I confirm the cause and design a fix that stops the movement.

Do I need an engineer, or just a contractor?

An engineer tells you what is actually wrong and what the right fix is. A contractor does the work. Getting the engineer first means you do not overpay for the wrong repair.

Can you give a second opinion on a repair quote?

Yes. Send me the quote and what you are seeing. I will tell you whether the repair fits the problem before you commit.

Do I need a structural engineer, or just a contractor?

An engineer tells you what is actually wrong and what the right fix is, then your contractor does the work. Getting the engineer first means you do not pay for the wrong repair, and for structural work most townships require stamped drawings from an engineer anyway.

How much does a structural engineer cost?

It depends on the job. A quick assessment is on the low end and full stamped drawings cost more. Either way you get a clear price up front before any work starts.
