“Collin was punctual and practical in identifying a shoring plan for a difficult existing condition. His solution helped ensure a safe wall opening within our budget.”
If it might be load-bearing, yes. Most townships require a stamped drawing first. I confirm it and design the beam to carry the load.
Depends on the job, a quick assessment is on the low end, full stamped drawings cost more. You get a fixed price up front.
Usually days, not weeks, faster when you’re on a permit or sale deadline.
Yes. I design to current PA and local code, stamped to pass the first time.
Some are cosmetic, some aren’t. Send a photo or book a look and I’ll tell you straight.

An engineer tells you what is actually wrong and what the right fix is, then your contractor does the work. Getting the engineer first means you do not pay for the wrong repair, and most townships require an engineer’s stamped drawings for structural work anyway.
It is a signed letter from a licensed engineer stating a structure or repair meets requirements. Townships, banks, and insurers often ask for one, and they come up a lot in home sales. I inspect, then issue it.
