Common questions

How do I know if my wall is load-bearing?

You usually cannot tell for sure on your own. I look at what sits above the wall and how the house is framed, then give you a definite answer.

Do I need an engineer to remove a wall?

If the wall carries load, yes. You need a beam designed for the load and, in most towns, stamped drawings to get a permit. That is exactly what I provide.

How long does a beam design take?

For a typical home it is a quick turnaround once I have seen the wall. Tell me your timeline and I will let you know what to expect.

Will the township require stamped drawings?

Most Lehigh Valley townships do for structural work like this. I give you drawings that are signed, sealed, and ready to submit.

Do I need a structural engineer, or just a contractor?

An engineer tells you what is actually wrong and what the right fix is, then your contractor does the work. Getting the engineer first means you do not pay for the wrong repair, and for structural work most townships require stamped drawings from an engineer anyway.

How much does a structural engineer cost?

It depends on the job. A quick assessment is on the low end and full stamped drawings cost more. Either way you get a clear price up front before any work starts.
